The Society submits plans for the redevelopment of Leale's Yard

07 April 2022

We are excited to announce that we have submitted the outline planning application for the redevelopment of Leale’s Yard today (7th April 2022).

Located at The Bridge, St Sampson, the Leale’s Yard area is currently unoccupied. However, the cohesive application brings together a number of opportunities to maximise the site’s potential.

The planning application is for over 320 residential units, a retail store (food/non-food) with a net floor area of 20,000 ft2, a multi-storey carpark over 300 parking spaces, 19,000 ft2 greenspace and 9,000 ft2 civic space along with further domestic gardens spread throughout the development.

Once complete, Leale’s Yard will bring many benefits to Islanders, including:

  • Helping to deliver over £100 million of capital investment in developing new livelihoods
  • Facilitating the supply of over 320 new homes to include 30% affordable housing
  • Improving the economic and social wellbeing with new jobs and training opportunities and much more.

Through the redevelopment, we are aiming to provide an economically viable and sustainable solution to the site, in-line with the Island’s Development Framework. With the area being previously unused, the significant financial investment will also help to bring wider social and environmental benefits, and help to address the housing crisis in Guernsey too.

Mark Cox, Chief Executive Officer at Channel Islands Co-op, said: 'The Leale’s Yard redevelopment is an exciting proposal for the St Sampson area, together with wider Guernsey. The plans will bring a wealth of new benefits for Islanders, from social and economic impacts to environmental sustainability and affordable housing.

We look forward to seeing the outcome of this application, and are confident that, if approved, it will be a fantastic opportunity for The Bridge area and beyond.'

If accepted, all works on the redevelopment will be completed within five years of approval.
